Burj Al Fattan was originally a proposed mega skyscraper project planned for the Jumeirah Beach Residence (JBR) area within Dubai Marina, Dubai, United Arab Emirates.

The development was to be undertaken by Al Fattan Properties, a prominent Dubai-based real estate developer. The project was initially envisioned as a single, large-scale tower known as Burj Al Fattan, planned to be a mixed-use skyscraper with residential, hotel, and commercial components.

The proposal called for a tower with an estimated 97 floors, which would have made it one of the tallest buildings in the Dubai Marina district. However, the original ambitious plan for the mega tower was later modified due to market conditions and regulatory considerations.

Instead of one large tower, Al Fattan Properties divided the project into two high-rise towers, which became known as Al Fattan Marine Towers. These twin towers, completed in 2006, consist of 50 floors each and reach heights of approximately 245 meters.

The towers feature mixed-use spaces blending serviced apartments and luxury residential units, along with commercial precincts and retail amenities. Both towers are clad in blue-green aluminum and glass, creating a distinctive visual identity in the densely built waterfront community of JBR.

These towers have panoramic elevators and extensive parking facilities and are connected to retail and dining outlets, enriching the lifestyle offerings of Jumeirah Beach Residence.

The Burj Al Fattan name remains historically linked to the grander original concept, but it is primarily the twin towers complex that represents the realized outcome of the project. Subsequent developments around the site, including high-rise residential towers and retail centers, changed the dynamics of marina and seafront views in the area.

The development contributed significantly to the growth and international reputation of Dubai Marina as one of the city's premier waterfront residential and leisure destinations. Burj Al Fattan and its successor twin towers exemplify Dubai's rapid urban transformation and the evolving landscape of luxury high-rise living in one of the world's most dynamic cities.
