The Dunes being planned

The Dunes, also known as Discovery Dunes, is a highly exclusive and ultra-luxury golf residential community currently being developed within the Golf District of Dubai South in the United Arab Emirates.

Spanning approximately 600 acres (about 27 million square feet), The Dunes is a private, members-only enclave developed by Discovery Land Company, a renowned international developer specializing in high-end residential golf communities.

Central to the development is Dubai’s first and only private golf course designed by celebrated golf course architect Tom Fazio, distinguished by its absence of tee-time restrictions and its welcoming approach to golfers of all skill levels.

The project features fewer than 340 custom home plots, including Estate, Signature, and Lifestyle land types, and bespoke Dune Villas crafted in collaboration with leading design firms Olson Kundig, Killa Design, and Champalimaud Design.

Approximately 84% of the area is dedicated to open green and natural spaces, emphasizing sustainability and a harmonious living environment. The clubhouse, measuring around 65,000 square feet, includes extensive wellness facilities, children’s clubs, a cinema, and outdoor recreational amenities.

Additional lifestyle offerings include an equestrian center, organic farm, water park, sports complex with tennis, padel, basketball courts, football pitch, and adventure programs such as mountain biking, horseback riding, kite surfing, and zip-lining. Membership is highly exclusive and by invitation only, extended to immediate family members including unmarried children up to age 23.

Residents also enjoy concierge services, private helipad access, an on-site medical clinic, and exclusive access to Discovery Downtown, a private city club located atop the Dubai Edition Hotel with panoramic views of Downtown Dubai.
